Accessory Dwelling Units (ADUs) are separate, apartment-like structures built on a single family residential lot. ADUs are also commonly referred to as guest houses, mother-in-law units, granny pods, and backyard cottages.


Many towns are continually updating zoning regulations surrounding ADUs. It will come down to the specific zoning in your town and statewide laws about allowing ADUs to be built. The team at UMH will assist you and your attorney through the zoning process and work to try and get your ADU approved.


A Care Cottage by UMH is identical to a house, but on a smaller scale. Each Care Cottage contains a living area, bedroom, kitchen, and bathroom in an approximately 600 sq ft living space. The Care Cottage has an open concept kitchen and living room complete with appliances and a washer/dryer. Our Care Cottages can come with space-saving features like a wall-bed system that is easy to fold up when you are looking for some extra room. We offer options like moveable walls to reinvent your home on demand. In addition to the Care Cottage, UMH and our team will be your partner and provide you with support and guidance through the zoning and setup process.


The Care Cottage by UMH costs an average of $2,000 a month plus the setup and removal fees.


A Care Cottage by UMH is manufactured in a controlled factory environment to the federal safety standards with precise machinery. This allows Care Cottages to be more energy efficient, use less material waste, have less site disturbance, and remain just as structurally sound as a stick-built home.
